Back in the day when you sold a condo just from a floorplan
In 2005 the market was hot and the buyers were even hotter. That’s not to say that all the buyers were models or something, just that people couldn’t buy a home fast enough. Well, needless to say, that’s changed a bit these days. But don’t get me wrong, people are still in the market for great New York homes and are still paying very solid prices for them. These days however, people generally want to see the inside of the apartment before they buy it. Can’t say I blame them.
The Opus was still being built
Back in 2004-2005 when The Opus was going up, I was recommended to some buyers who lived up in the Columbuia University area who were looking to buy a 3 bedroom home and wanted a condominium. Well, that was easy enough-if they diidn’t mind waiting a year for it to be finished.
It turns out that they had a very nice rental apartment that was going to be de-stabilized shortly and they were making a pre-emptive strike at buying a condo in advance, so this scenario worked perfectly for them. So, we went over to the show room for The Opus and they looked at some very nice floorplans. The apartment they ended up buying was on the 17 th floor and had terrfic views of the river and surrounding buildings. It had very high ceilings, gourmet granite kitchens and high end luxury baths. It also came with beautiful honey colored wood floors and floor to ceiling windows over Staus Park and beyond.
The building comes with all of the perks
In addition to being located right across from Staus Park, the Opus has a 24 hour doorman and concierge. It has a gym and playroom and a gracious lobby as you enter. The average asking price of the apartments now is around $ 2, 195,000 with a high of $2,995,000. The average square feet of the apartments in this building is almost 1700 square feet.
Nearby you also have some other notable newcomers.
There is 895 West End Avenue and the Ariel East on 99th Street and Broadway. A little further down you have The Admaston on 89th Street and 535 West End Avenue on 86th Street.
Living in the Columbus University area is great these days. There are terrific resturants and plenty of stores to shop at. Down the street from The Opus are a couple of speakeasy’s and places to listen to some live Jazz. Time’s have certainly changed.
