I remember going to the grand opening of a New developement called The Westbury back in 1998 and loving it. There are numerous full floor condomiiniums with gracious open floorplans, 2-3 bedroom layouts and north and south exposures. Most of these units have open city views from the terrraces on the south side of the building and they get plenty of light as well. This beautiful red brick building has done very well value wise over the years and currently has an apartment on the market for about $8,500,000. That same apartment back in the day was probably around $2,500,000 to $3,000,000.

Wow!  What a difference a decade makes.  What that shows me is that regardless of the ups and downs of the economy, over all, real estate generally goes up over the  long term. And to be perfectly honest, that’s why I’m in the real estate business.  I have an opportunity to help people make great decisions for their financial future.  Not a bad job to have!



How do you put a postwar building between two prewar buildings

Very carefully I would say.  The Westbury has basically been sandwiched between two prewar buildings on the Upper West side.  Given the premium  for New York real estate, developers must use every last inch of land that they are given to make a sound investment and a successful project. In this caase, it is also probable that the developers had to buy the air rights from the adjoining buildings in order to build up higher than the previous building. Whenever possible, most developers look at this possibility to maximize their returns on their investment. This building, which is 21 stories high, has only 34 units to go with the 24 hour doorman, concierge and private landscaped garden.  There is laundry in the apartments, high ceilings, wood floors and huge picture windows.

Right down the street from the Westbury are a number of great stores like the Gap, PC Richards, Ouest resturant, The Lowe’s Movie theater , Zabars and Filene’s Basement. The Subway and crosstown buses are also right downstairs as well, so transportation is easy.
